Disputed Property Resolution
Support for disputed, litigated, inherited or distressed-property situations where a conventional sale or bank-finance route may be difficult — including title clarification, co-owner settlement and relevant professional coordination.
Role disclosureAFC is an independent finance consultancy, not a bank, NBFC or lender. We do not provide legal opinions, determine title, sanction finance or purchase property ourselves — we facilitate case assessment and introductions to relevant advocates, buyers, investors and lenders, subject to their own independent assessment.

Common questions about this service
Can a bank finance a property involved in litigation?
There is no universal answer. A lender may decline conventional finance where title, possession, litigation or other material risks are not acceptable under its credit and legal policies. The availability of finance depends on the specific property, documentation, litigation status, security and the lender's independent assessment.
What happens if co-owners or heirs do not agree to sell?
The available legal and commercial options depend on the ownership structure and circumstances. These may include negotiation, buyout, partition or other remedies advised by a qualified property lawyer, alongside coordination and introductions where appropriate. The legal rights of co-owners are determined independently, not by us.
What documents help establish the title position?
The relevant documents vary by state and property. Commonly reviewed records can include registered deeds, registration records, revenue records, property-card/CTS records, mutation records, encumbrance-related documents and succession or court documents. A qualified local advocate should confirm which documents are legally relevant to the particular property.
What if the property is under SARFAESI proceedings?
The available options depend on the stage of the proceedings and the circumstances of the account. Depending on the case, the borrower may explore legally advised remedies, settlement discussions with the secured creditor, participation in a permitted sale process or other available routes. Because SARFAESI matters involve specific statutory procedures and deadlines, independent legal advice should be obtained.
