Home Loan Balance Transfer: When It May Be Worth Considering
A lower advertised rate elsewhere doesn't automatically mean a transfer pays off — the maths depends on more than just the interest rate difference.
What a balance transfer involves
A balance transfer moves an existing home loan from one lender to another. It may be worth evaluating when the potential difference in interest cost or other loan terms is sufficient to justify the applicable transfer costs and charges — the key word being "sufficient," since transfer costs can offset a meaningful portion of the apparent savings.
What the calculation should actually account for
- Outstanding principal — the transfer only affects what's left to repay, not the original loan amount
- Current interest rate versus the proposed new rate
- Remaining tenure — savings on a facility with a few years left are naturally smaller than on one with a decade remaining
- Transfer and processing charges from both the existing and receiving lender
- Any change in loan terms beyond just the rate — tenure, prepayment conditions, or other clauses
Why the rate alone can be misleading
A lender advertising a lower headline rate may apply different processing fees, valuation charges, or other conditions that narrow or eliminate the apparent saving once totalled. The receiving lender independently assesses the application and decides whether to offer a balance transfer, and on what terms — the final offer may differ from the advertised rate depending on the specific applicant and property.
When a transfer tends to make sense
Generally, a transfer is more worthwhile with a longer remaining tenure (more time for the rate saving to compound), a larger outstanding principal (the saving scales with the balance), and a meaningful rate gap that clearly outweighs the one-time transfer costs.
A practical starting point
Running the full comparison — total cost over the remaining tenure under both scenarios, not just the headline rates — before deciding whether a transfer is genuinely worth the paperwork.
